The perimeter of Dogwood ranch is completely high-fenced and divided into four high-fenced pastures with electric gates giving access to each pasture. The ranch offers a full game-processing barn complete with a walk-in cooler, smoke house, and bathroom. There is a large barn on the ranch, the interior of the barn is unfinished, offering the perfect opportunity for the new owner to turn it into a great lodge or home. Additionally, there is a single-wide home, which has been used as a foremans house. Deer pens, that can hold up to 600 deer, have not been in use for several years, but are in excellent condition.

Water is abundant on the ranch including an approximate eight-acre spring-fed lake which is stocked with trophy bass. There are also several other spring-fed ponds across the property. Two 600 foot-deep Sparta irrigation wells producing about 400 GPM, and a 1,000 foot-deep Carrizo irrigation well are powered via portable generator. Additionally, rural water is supplied to the ranch by Southwest Milam Water Supply Corporation.

Three of the pastures hold herds of highly improved Whitetail deer, all of which are of South Texas genetics. The fourth pasture holds a herd of Elk and Axis as well as a highly productive hayfield producing an average of 650 bales a year. Numerous Ranch King blinds and feeders are scattered across the ranch for prime hunting opportunities. The ranch is not currently under MLDP. The ranch is approximately 75% brush and tree coverage including Dogwood, Post Oak, Yaupon, Blackjack Oak, Mulberry, Pine and Hickory, all providing excellent cover for the wildlife.

Dogwood Ranch, named for a flowering tree commonly found on the ranch which produces a highly fragrant scent when in bloom, is an excellent hunting ranch with endless potential and great access to Bryan-College Station.
