Topography:VIEWS! Normally you don't get those miles-long views on a sandy place, but the ranch gives them up in almost every direction. The topography can best be described as rolling, but there is right at 150 feet of elevation change across the ranch.

Cover:The cover is mostly heavy shin oak with several old fields that have gone back to mesquite trees. The transition zones and low areas have some large hackberry and other high value browse plants. The ranch is a buffet for game animals! There is no lack of cover, but because of the elevation change, there are plenty of areas to sit and watch large areas come alive with deer!

Fences:Fences are average to good and have been holding cattle. We always recommend riding the fence-line horesback before turning out livestock.

Utilities:Electricity is installed on the ranch. Water is supplied by a well in the northeast corner.

Water:Water is supplied by a well in the northeast corner of the ranch. We have located two other wells that are not in service at this time. You should be able to get other wells if desired, but contact your well professional first if it is a priority.

Hunting:This is a haven for wildlife! Dickens County is a long-time hunting favorite for many and East Afton has all the feed and habitat you could want. Whitetail deer, bobwhite quail, turkeys, hogs, and lots and lots of varmints are available in the area.

Minerals:The East Afton 1101 is offered as surface estate only. The seller does not own any minerals under the tract.
