A Texas Parks and Wildlife, Level 3, management program has been implemented for many years. The native deer herd has been intensively managed over the past several years. Additionally, excellent genetics have been introduced into the property from a large south Texas ranch and a well known commercial breeder. A very large live water creek traverses through the ranch for approximately 1.6 miles. In addition to natural habitat, the creek provides year round water for the wildlife.
Approximately 200 acres of this ranch consists of large live oak trees and timber on both sides of the creek, with the balance of the ranch being native brush and vegetation.
Additionally there has been 300 (+) acres of Luecaena introduced onto the ranch. Luecaena is a perennial soft wood, which is capable of producing 10.5 tons per acre of forage per year. It averages 22% natural protein content and fixes the equivalent of 100 pounds per acre of nitrogen into the soil annually. Leucaena is drought resistant and creates excellent habitat for the game as well as being a natural protein source for the deer. The addition of the Luecaena helps to minimize the consumption of supplemental feeding certain times of the year.
A domestic water well, which was drilled a few years ago, provides additional water throughout a large portion of the ranch via an underground pipeline which distributes the water to 7 wildlife watering stations. Additionally, located on the bank of the creek is a water re-lift installation that is utilized to supply water to the duck ponds thru an underground pvc water line.
There are 6 Atascosa deer blinds, 7 protein feeders and 6 corn feeders located throughout the ranch.
The ranch has 2 duck ponds with a combined area of approximately 50 acres. Each pond has one pit blind that accommodates 4 hunters with a walkway or ATV pathway for easy access to the blind. There are additional sites that would serve as excellent potential duck pond locations. The duck hunting is phenomenal on this property as it lies in a proven flyway and is surrounded by large landowners that maintain vast areas of waterfowl habitat annually.
A metallic barn and equipment storage building is located a short distance from the entrance to the ranch. AGRICULTURAL USE:
Ranching, deer and waterfowl hunting are the highest and best use of the property. For many years the property was utilized for farming, ranching and recreation. Years ago the ranch was game fenced, roads were constructed throughout and the property was improved for deer and waterfowl hunting with implementation of a game management program. During that period the ranch has been planted in Leucaena and the native brushes have been allowed to regrow, creating excellent additional wildlife habitat that complements the Oak timber areas. In addition, there is 534.6 acres of Rice base and 30.20 acres of Cotton base still assigned to the property thru the USDA/FSA.
COMMENTS:
This is a fabulous hunting and recreational property. The ranch is covered with various species of oak, pecan, other species of trees, leucaena, native brushes and is 100 percent wildlife habitat. There is a high population of deer, and the ranch has been under a game management program for years. Thru the efforts of the management program in addition to the introduction of robust genetics, the quality of the deer herd is excellent. The best is yet to come due to the promising gene pool in the younger deer.
Along with fabulous deer, hog and dove hunting, the duck hunting is superior.
