This property is one of the most productive and improved farms in the Frio County area. The farm has been in production for years and currently has cotton, corn, and coastal hay planted. The farm has a variety of soils ranging from red dirt color to darker soils. Soils present are Amphion sandy clay, Caid Clay, Ramadero sandy loam, Montell clay and Webb loam.

The fourth irrigation well is powered by a diesel engine and produces 500+/- GPM. The domestic well is equipped with a submersible pump and pumps 10+/- GPM.
