When sitting down and thinking about my approach for writing a “description “ for what this property offers there were many different ways my head went. Should I talk about the fantastic hunting this property offers, how diverse this property is, perhaps the unbelievable lodge and shop that you couldn’t even dream of rebuilding for the price or should I first talk about the prime location close to the shores of the Missouri River, Lake Sakakawea, and the Tail Race. I thought some more on this and decided I will touch on all of those, but first I am going to talk about the work and strategy that went into this property to make it what it is today.

Gene Welle, the current owner and avid outdoorsman who is well known and respected in the hunting world has created this ultimate oasis. He has manicured this property from corner to corner and no stone has been left unturned when making this a wildlife heaven and hunters dream. The food plots, stands, tree plantings, man-made lake, switchgrass fields, duck blinds, and trail system were all very well planned out and executed to a “T”. The owner spared no expense and thought of everything when planning and implementing his strategy to draw, hold, and manage wildlife for years to come here. The hunting of whitetail deer, turkey, pheasants, waterfowl and coyote has been lights out and will continue to be so, because of what has been done to this property. I know some of you right now are probably scratching your head and thinking how can 160 acres do all of that and be that good. It’s because of the location and privacy of the food plots, the many fruit trees outlining those plots, the crop fields to add as extra cover and food, and the added cover of switchgrass and silver leaf popples for bedding. Also, adding into the equation is the 12ft deep aerated lake, not to mention the neighboring habitat and refuge, along with great public ground and the management strategy that has been in effect for trophy deer here for years. I could go on all day about this but you have to see the property to truly appreciate the work put into it.
The lodge and shop here are second to none I have ever been in... and I mean that. This building is first class all the way. There are too many features to mention, but I am going to hit on the big ones. The building is 80x120 with in-floor heat throughout. There are 3500 sq ft of living space on two floors with 4 beds and 2.5 baths. They recently added an 18x30 4 season porch with an “outdoor style kitchen”. The lodge part of the building has the finest of fixtures and finishes and the pictures give you a good idea of what to expect when coming in from the hunt and enjoying your evening with friends. The property is being sold fully furnished with the mounts and all. The shop part of the building is equally impressive with 5 total overhead doors, 4 of which are 14x14 and one that is 17.5x14. The shop also features a walk-in cooler, a pallet racking shelf system, built-in pressure washer with wash bay, air compressor and an awesome game cleaning area and workbench. There are two gas tanks outside along with a storage shed for the lawnmowers. Not to mention this property also includes a guest cabin overlooking the lake. Nothing short of a top-notch property. And then there is the wildlife…
As mentioned there is a 12ft deep irrigated lake stocked with walleye and perch to keep the fisherman happy. If waterfowl hunting is your thing the late season goose hunting here is lights out and the underground heated pit can accommodate up to 15 hunters and you will be doing so in style with electric and heat as the cool ND fall weather sets in. If you ever dreamed of setting crockpots out, setting up a TV to watch football and shooting some Snows, Blues, Canadians or Mallards while doing so, this is the set up for you. There are many premium elevated and ground-level blinds set up for whitetail and turkey and they are scattered around the property for different types of hunting and wind directions. You will be hard-pressed to find a property that hunts so effectively for both rifle and bow with the setups in place.
