The cabin is simple and efficient. It is about 24 ft. by 18 ft. (outside dimensions) plus a 4 ft. wide covered wrap-around porch. It has one large room and a bathroom, a metal roof and concrete board siding. The cabin is about 90% complete. The interior ceiling and walls are already covered with sheetrock and only need to be tape, textured and painted or covered with your choice of wallboard. The floors are the plywood subflooring and you may want to install floor covering. The cabin has electrical service. There is no water well or public water source. The current owners purchase water from the city of San Saba and haul it to the property where it is stored in a storage tank and pumped into the cabin. They use bottled water for drinking and cooking. A list of furniture and other items that will stay with the cabin and property will be provided upon request.

A 6 x 8 storage building provides a clean and dry place to keep various supplies and other items. The storage building also has a small wooden deck.

From the cabin, the land slopes fairly steeply down to the river where there is 105 ft. of frontage. There is a switchback trail down the hillside to a more level area then another steep slope for about 6 to 8 feet to the waters edge. With some creative landscaping I believe the trail and access to this area could be improved, but as it is, the hike is very physically exerting. There is a well-beaten game trail along the river that gives promise to some good deer & hog hunting. Better Hurry
