Rio Rocoso Ranch has over a half mile of secluded Llano River frontage. If you have not seen the Llano river in this area, you owe it to yourself to come have a look. It is as close to a rocky mountain river as you will find in Texas. Crystal clear water running over huge chunks of Granite and large river rocks. The Llano river has largest volume of year round live water in the Western Hill Country. (Supporting Data Below) Due to the high number of large ranches in this area and limited public access points, this stretch of the Llano river is very private. It is rare to see another person on this stretch of the Llano most days. The combination of proximity to the ever growing metro area of Austin and the best live water in the hill country makes Rio Rocoso Ranch a very safe long term investment that you can enjoy.
Ranch ---Live Oaks and Post Oaks are dispersed throughout ranch with a good mix of rolling fields and wooded cover. A new electric gate and entrance have been installed on FM 152. The fencing is in great shape, the property is cross fenced into 4 pastures all with water. There are roads along the perimeter of the entire property and a new 1.5 mile crushed granite road leading from the front gate to the house. Two large food plots located in view of both the front and back of the house help support the large population of wildlife in the area. Three year round corn feeders also convey with the property, 600 pounds each.
Wildlife --- Bass, Perch and Catfish are abundant and due to the low fishing pressure, they are pretty easy to catch in the river. TPWD releases trout just 6 miles down the river every Thanksgiving for the fly fishing enthusiasts. There is a huntable population of free ranging black buck on the ranch. 15 additional blackbucks were recently released on the ranch to enhance the current free ranging herd. With large neighbors and low hunting pressure in the area, the whitetail population is very high on Rio Rocoso Ranch. Duck and White Wing dove hunting is very good along the river in the fall and winter. Hundreds of Eurasian doves now live in the large oaks around the house and can be hunted year round. The ranch has a small population of hogs, turkey and coyotes as well.
House --- The original German homestead, hand built in 1903 was partially destroyed in a tornado on May 11, 1999. This is one of only a few tornados ever record to touch down in Mason County. Only one resident was in the home at the time and was not injured. A new modern cabin has been built inside the remains, utilizing the walls of the original homestead for outdoor living space. The cabin is a perfect weekend get a way spot, or can become the guest house, if a buyer would like to build a full time residence. The cabin was built using 100% reclaimed material, which allows the modern design to fit in with the remains of the original homestead. The room below the old stone cistern has been converted into a small outdoor bar.
Rio Rocoso Ranch has a large set of working pens, plus a 50f X 25f metal barn with concrete floor, electricity and garage door for large machinery
Water --- Over a half mile of Llano River. A water well services the new house and two water troughs in two separate pastures. A small, newly dug lake sits on a large drainage that runs through the property. Plus an agreement with neighboring property allows access to water for two addition troughs in two other pastures.
Castell General Store --- (Recently on the cover of Texas Highways Magazine) Rio Rocoso Ranch is just 6 miles West of Castell General Store or a nice 10 minute ride in your ATV down a seldom traveled highway. Every true Texan needs to spend at least one Saturday afternoon/evening at the Castell General Store. You can grab a burger or beer and sit on the porch or walk down to river with your kids. There may not always be live music, but there are always some tall tales to be heard at the General Store. If Luckenbach has become too big and commercialized for you, then the Castell General Store maybe the place for you.
