Perimeter fences are goat wire and in good condition. All cross fencing is new goat wire with two strand barbed wire at the top. This property is a beautiful recreational or working farm property with nice elevation changes, offering beautiful views. The three bedroom, one bath remodeled farm house faces east and sits above the five acre lake, offering breathtaking views of the sunrise. The house is approximately 1200 square feet. There is a guest cottage that is approximately 200 sf, with an open floor plan and bathroom with sink, shower and toilet. There is a professionally installed above ground pool that is 24ft round and approximately three years old, with Jacuzzi pump and deck. There is a small hot tub conveniently located just off the side porch. The yard is completely fenced.
This property is perfectly set up for a relaxing weekend retreat, a ranchette that easily accommodates goats, chickens, cows and sheep, an organic farm... or all three! There are several small, newly fenced pastures for rotating livestock around the barn and house area. The large, two acre garden surrounds an ancient group of live oak trees, and lies just down the hill from the house. The garden is completely fenced to protect crops from livestock, and has water for easy irrigation. There have been no synthetic pesticides or herbicides used on this property in over 25 years. All gardens and crops have been produced using strictly organic, natural and chemical free practices. Also, all livestock on this farm are raised chemical free, on clean, chemical-free browse and feed. The natural grasses are abundant and rich, and have never been overgrazed.
There are three barns with concrete floors. Two of the barns are historic rock barns built in the late 1800s. There is water and electricity to all of the barns, and a new septic system installed. One rock barn has a shop and large farm office that could also be used as a recreation room. The other rock barn has a bathroom, is currently used as a milk room, but could easily make a nice cabin with minimal effort. There is a greenhouse attached to the south side. The third barn has a feed room attached to the large chicken coop, and a two stall open-faced barn. There are brand new gates and fencing to easily move and separate livestock. There are two large concrete water troughs in the barn area. All fenced pastures in and around the barn area have easy access to water.
This property has a lovely valley with mature pecan trees and oak trees. The wet weather creek winds its way through the pecan and oaks, and flows into a small tank that lies at the heart of the valley.
The 16 Black Buck antelope and 9 Scimitar Oryx that roam this property make for incredibly gorgeous and surreal views as they spend their evenings grazing and watering at the lake, on the plains, and in the valley. A truly, remarkably unique get-away experience.
