Hammond Bucks, Bass & $$$
Hammond Bucks, Bass & $$$ in one word...Wow! What an amazing property! Words can not describe this fabulous game mecca. This is a must see piece of real estate that will definitely sell itself. When touring this property, I found at least 10 ponds said to have huge bass in them along with crappie, channel cat, and perch. These ponds are all spring fed and when there is no water to be found, there is always watering holes on this piece of land. The property has not been hunted or fished by anyone in at least 10 years, therefor this tract of land has to be housing some trophy bucks, bass and gobblers. These 392 acres will definitely hunt BIG. You could set up at least 20 stands or blinds on this acreage and they would all be in excellent spots. FYI, the commissioners of Bourbon county named the county 'Monster Buck Territories' and is the most drop tine producing county in the state if you like drop tine bucks. While I was touring the property I encountered many bedded deer in the tall grasses and shrubs and also in the heavily wooded timber. This land produces enough cover and crops to hold game all year round. The quail is another strong point of this property. It has the perfect mix of grass, thickets, water, and timber to help them survive and produce for an exciting quail hunt every year. Off of the road there are two houses that could be rented out or used to stay in while you are out there hunting or trying to catch that 6 lb. bass. Also, it is not that far from town to go pick up groceries or hit the local restaurants. The income capabilities is another exciting feature this tract of land has with 40 +/- acres of farm-able ground, 80 +/- acres of hay to bale each year, and the rest to rent out as pasture for cattle. It's nice to get a little return on your investment while still enjoying all the important things in life; like hunting and fishing!
