TERRAIN: The Maxey Ranch has a wide variety of terrain and vegetation. Near the north end of the property near the entrance, the terrain is primarily flat to rolling. As you travel to the south mid-property, the elevation falls dramatically and all drains toward the two creeks that wind all over the east, west, and south sides of the property. As the elevation begins to change, the vegetation switches from large mesquite to nearly solid oak trees. These oak trees are dense and medium size in height, until you get near the creek bottoms and then they become very large with huge canopies. Most of the property is oak-covered except for approximately 30-35 % of the ranch that is mature mesquite trees. There are very few open areas on the property and it would be considered 95% wooded and dense brush. A few thinner areas down in the creek bottoms have ideal soil that would be great for food plot areas. The larger of the two creeks has a deep and wide water flow area and in good rain periods it moves a ton of water. This creek only runs a few weeks out of the year, but pools water pretty much year round, due to the large holes and abundant shade from the huge trees along the creek bank. The other creek is a rock bottom creek, and although it doesnt run as much water, the creek has awesome boulders lining the bed and sides of the creek. There is a large spring fed slough that stays wet year-round and is home to lots of waterfowl in the winter months and all sorts of wildlife in the warmer months of the year. There are several outstanding places to build a lodge or something as simple as an RV campsite that are in close proximity to electricity onsite.

IMPROVEMENTS: Large metal barn with electric onsite, good interior road system. Two Ponds, slough that is spring fed, year round water in large creek. The ranch has been control grazed for many years and is in great shape for cattle grazing. Electricity is available in several areas of the ranch. Fences are in good to excellent condition (some being new) with a trap and a steel set of corrals.
