Property Summary: Hickory Creek Ranch is a very diverse property located only seconds from I-35 at the Oswalt Road exit. The west side of the property fronts Hwy 77 where an old ranch road leads to the main part of the ranch. There is also a gate along the south fence that can be accessed off of a county maintained road for an additional means of access. Hwy 77 is the only bordering road to the entire property making it accessible but secluded. There are ranch roads that lead through much of the property as well as a tunnel going right under the railroad tracks which makes the east side accessible without ever leaving the ranch.
There are 4 ponds on the property and it appears that 2 of the ponds could hold fish and the other 2 would be best suited for watering cattle and wildlife. The northern portion of the ranch has approximately 1.35+/- miles of Hickory Creek traversing the landscape flowing from west to east. Hickory Creek is a shallow creek that will dry up in the heat of the summer but its fertile banks are home to a thriving population of deer, turkeys and wild pigs. The creek has high banks and the creek bed is mostly coarse sand and gravel.
Once upon a time the current owners father pumped water our of Hickory Creek and irrigated the main field. The remnants of the old irrigation pipe still remain but they have not been in use for decades. There is a great mix of area that is open in comparison to cover giving the property tremendous eye appeal. An adjoining neighbor to the east portion has been leasing the property and kept it sewn into wheat for his cattle making a beautiful hillside lined with giant hardwoods and pecan trees.
If youre looking for a place thats within 1.5 to 2 hrs from DFW or the OKC area with very easy access then this could be the one. Not only is it easy to get to but everything you could dream to do is within 15 miles as well. Ardmore is a thriving town just minutes up the road with a hospital, Lowes and the Noble Foundation. If youre not familiar with the Noble Foundation you need to be. This is the greatest land management resources available to landowners in southern Oklahoma. There are also three significant lakes within 12-40 miles of the ranch. Lake Murray provides beautiful water for skiing and fishing while Arbuckle Lake offers some if not the best trophy bass fishing Oklahoma has to offer. Texoma is also close by with ample opportunity to ski and fish, especially for striper which its best know for. In fact my son and Ive been to Texoma Striper fishing with guides on several occasions and we love it. Whether youre looking for a place to live and enjoy everything southern Oklahoma has to offer or you just want to escape the concrete jungle then take a long hard look at Hickory Creek Ranch.
