This is a really nice piece of land with excellent terrain and a multitude of potential building sites. It sits at the 3,000 foot elevation, providing cooler summer temperatures and occasional winter snow (not a lot, just enough to enjoy).
The lot is 4.97 acres and the terrain is excellent. The front two/thirds is nearly level with a very slight upslope. The back third has greater slopes but nothing excessive. The property has a great mixture of wide open areas plus a multitude of mature oaks (water, live, & white) and buckeyes. Some of the water oaks are truly massive. Plus, the presence of water oaks is a great indicator of underground water and the adjacent property to the right, which has similar terrain, has a newly drilled well that came in at 30gpm. This is a great target for a horse setup or for a family farm. The soils are excellent and there is plenty of room for orchards, vineyards, or gardens and for all of your animals. You will have a wide variety of potential building sites to select from.
Any negatives? Not many - The location is in the eastern portion of Squaw Valley, so commute time to the valley will be a bit longer. You will get that occasional snow and 4-6 inches is not uncommon but it doesn't stay on the ground long. The nearest electricity is about 300 feet from the property, so bringing electric service will be a bit higher. There is an easement for the power to be brought in.
This is one of the nicest undeveloped lots left in Squaw Valley. It combines natural seclusion and serenity with a diverse blend of usable land and mature trees. AND, the seller is willing to consider carrying paper for a qualified buyer. This is definitely worth taking the time to see and walk. The farther into the property you go, the better it gets.
