The 538.23 acres has over 2 miles of frontage on the Yockanookany River which forms the east boundary line. Along the entire west boundary line is the Natchez Trace Parkway. From a timber standpoint, it is predominantly hardwoods with cypress timber along the sloughs and around the duck ponds. A few small stands of pine are along the western side of the property. There are 2 small pipeline right-of-ways that traverse the property from west to east, one across the north end and one across the center of the property. Both would make ideal places to establish food plots. Great deer and turkey habitat, and there are several bodies of water for duck hunting and fishing. The "Yock" has a reputation for being a good place to catch bass and catfish. $150K +/- estimate in standing timber. Set up an appointment for a private viewing.
