Four miles south of Milan, Missouri lies an incredibly picturesque 123 +/- acres that offer exceptional hunting, good income, and an amazing diversity of habitat and land use. The property consists of approximately 50% timber, 25% bottom ground tillable, and 25% pasture. The timber is a mixture of hardwood tree species, predominantly oaks, with cedar thickets interspersed throughout, and provides excellent cover for both deer and turkey. There is a lot of rolling terrain and these areas will walk and hunt much bigger than the acreage indicates. There is a pond surrounded by timber and the edge of one of the pastures shows signs of frequent use by wildlife. The open grass acres are currently being hayed. Most of this is positioned on ridge tops surrounded by cover, which would make ideal locations for food plot areas if desired. With more consistent winds and easy access, this will provide exceptional hunting opportunities. While we were photographing the farm we saw 30+ turkeys and deer everywhere. This is definitely a game-rich environment. The eastern 1/3 of the farm drops off into the East Locust Creek river bottoms. Here, there are 33 +/- acres of very productive tillable row crop ground. The creek runs through the easternmost part of the farm. Big bucks utilize these creeks as travel corridors especially when searching for receptive does. Deer sign, in the form of beaten-down trails, rubs, and scrapes will blow your mind. With a dead-end gravel road running along the southern border leading to the bottoms, access to this part of the farm is as good as it gets. With crops in the bottoms, there is a tremendous draw to pull deer from the big timber tracts in the surrounding area. This place sets up so well for both archery and firearms hunting.
There is an older home on the farm that was built in the 1920s. It has been vacant for a few years but the bones of the structure are in good shape. Although dated, with a little effort in rehab, this could provide for an excellent base camp or permanent residence. There is both electricity and rural water running to the home. The home sits on a hilltop that overlooks the bottoms. You can see for miles with unbelievable views. It won’t take long to fall in love with a property like this.
