Location: This place is appr 2 miles west of Pontotoc, TX and fronts on the north side of Hwy 71. It is located mostly in Mason county with a bit in San Saba county.
Wells: There are three wells on the ranch. Two of the wells are irrigation wells. One has a 50 horse power electric pump, and the other has a 30 horse power pump on it which provides abundant water supply to the 3 circle irrigation pivots on the place. These 3 circles irrigate appr 64 acres of coastal Bermuda grass. One other well has a small pump that furnishes water for the livestock.
Improvements: There are no buildings on the property. The improvements included the wells and the pivot irrigation systems, which are highly productive for the raising of grasses, hay, or a rotational grazing system for livestock. Remarks: This is one of the most productive places you can find in the Hill Country. The grass fields are in great shape, and the place is fenced to manage livestock in a dererment system to maximize the productivity of the grasses and water. There are two hills that are left native with big live oaks, post oaks, and mesquites. These are great cover for the wildlife! White tail deer, turkeys, feral hogs, and native varmints abound!
