J-K Vineyards is comprised of two adjacent legal parcels consisting of low-lying, rolling foothill terrain that are planted to varietal wine-grape vineyards, including a modest farmstead with a single-family residence. Laid out in multiple, established blocks of predominately Chardonnay plantings, being of mostly full-production ages while some blocks have been re-trained and replanted recently (Download the Offering Memorandum to find details specs on planting and maps). Situated in the Dunnigan Hills AVA, in NW Yolo County, within California's larger Central Valley wine region. Its gently rolling topography and Mediterranean climate make it well suited to the production of bright, full-bodied wines made from the likes of Chardonnay, Syrah and Tempranillo. These hills are just northwest of the town of Woodland and a few miles to the south is the town of Davis, home of the world-famous University of California, Davis, campus and its wine-related faculties. The Dunnigan Hills are typified by soils that consist mostly of free-draining gravelly loams, excellent for the production of quality wine grapes. A lack of water in the soil reduces vigor in the vines and leads to lower yields of more-concentrated fruit. Lower down, the valleys offer silt or clay loams over sandstone and are less desirable for quality grape growing. The Mediterranean climate produces warm, dry days and cool nights, which help to preserve the grapes' natural acidity. Light, cool winds that blow up the Sacramento Delta further cool the vines in the evenings. All of these conditions help to lengthen the growing season and give the option of growing a wide variety of grapes.

Featuring both developed wells and district surface water resources, the vineyards rely heavily upon the district water for irrigation. Both parcels are within the boundaries of Yolo County Flood Control & Water Conservation District. The District services the farms in the area via the Hungry Hollow Canal, an unlined gravity-flow canal that diverts water from Capay Dam along Cache Creek and skirts both parcels. A pumping station has been improved along the canal near the farmstead on JK-1. This lift-station is equipped with two 20 HP low-lift pumps with filtration and fertigation systems that feed buried distribution pipelines to both parcels. District water rates for 2020 are set

at $26/acre foot and has only had a few years in the last 50 yrs. that have been impacted by drought and had reduced deliveries, as the district has good water rights from Clear Lake and their own lake in Indian Valley Reservoir (not a part of the State Water Project).

In addition, there are two developed ag wells which supplement the district water. Ag Well #1 along CR 89 on JK-1 has a 125 HP electric motor and deep turbine provides 750 GPM. JK-2 has a well too and it can generate about 450 GPM but is unequipped (See our OM for more info.
