Utilities: Electric is provided by Hamilton County Electric Co-Op. Water is provided by a water well. Corix water is available at the highway. Propane is available.

Topography: The topography is rolling hills with wonderful hill country views and views of the stock tanks from almost any direction.

Improvements: The ranch has two metal cabins, one 1500+- sq. ft. and a 1400+- sq. ft., which both overlook the stock tanks. This ranch would make a wonderful fishing and hunting resort for the outdoor enthusiasts. Perimeter fencing is fair to good and the ranch is currently being used for cattle grazing. Some renovation is needed for the cabins, they would make great barndominiums for permanent homes or Air BNB's, hunting/fishing lodges.
