The irrigation equipment is included with the sale of the land. The system consists of a combination of Zimmatic pivots, turbine booster pumps, +/- 60,000 feet of buried PVC mainline and drip tape. The +/- 26 pivots range in age from 2000 to 2014. 

The property is surrounded by Bureau of Land Management land and has an easement across such lands for accessing the pumping station on the Snake River. The primary pumping station is located on the south bank of the Snake River where there is a 600-foot water lift the pulls water up and over the canyon rim into a canal.  Then there is a series of booster pumps that draws the irrigation water out of the canal for the farm’s irrigation system.   Three phase power is provided to the primary and secondary pumping stations as well as the pivots that run along Warrick Road.

This expansive farm would also make an ideal dairy farm.  Owyhee County considers a dairy to be a facility that is designed to confine or actually does confine as many or more than 700 mature dairy cows, whether milked or dry.  Converting the farm to a dairy would consist of applying for a conditional use permit with the Owyhee County Planning & Zoning department.  The process would take at minimum 45 – 90 days once the application is submitted.

This auction property is situated in Owyhee County which is the second largest county in Idaho.  Major commodities in the area include milk, potatoes, sugar beets, corn, alfalfa, wheat, barley, cattle, and sheep.  Crop rotations in the region characteristically include potatoes, sugar beets, grain corn, silage corn, sweet corn, alfalfa, wheat, feed/malt barley, dry beans, and onions. Typical yields are 350-550 cwt potatoes, 28-40 ton beets, 110-150 bushels of wheat, 25-30 ton silage corn and 6-7 ton alfalfa.  The average annual precipitation is between 8-10 inches.

This farm lies midway between Marsing, Idaho and Grandview, Idaho.  Grandview, Idaho also has strong agricultural industry, both presently and historically.  This community was part of reconstructing area dams and developing irrigation projects.  The town takes residence along the banks of the Snake River, most likely getting its namesake from the amazing views it offers.  Grandview is also home to the one Simplot’s larger feedlots, offering a great market for forage crops.

Marsing, Idaho is at the heart of Idaho’s wine and orchard country.  Several wineries and orchards are within minutes of this rural community including Ste. Chapelle Winery, Hells Canyon Winery, Koenig Vineyards, Fujishin Family Cellars and more.  This peaceful town sits on the banks of the Snake River and is known as the Gateway to the Owyhee mountain range.  Its residents enjoy celebrating annual events such as its Independence Day Celebration, Light up the Night Parade, Owyhee County Fair & Rodeo, the Leroy Breshear’s Family Fishing Derby or Art in the Park.

Besides its agricultural industry, Owyhee County is a playground for outdoor recreationalists.  For those that love to fish, there are several areas to go cast a line.  These areas include the nearby Snake River, the Owyhee River, and CJ Strike Reservoir.  In addition to fishing, CJ Strike Dam also offers recreational opportunities for boating, camping, swimming, hiking, and more.  Visitors can also hike, camp or ride horses in the Bruneau Dunes State Park.  For those that love the thrill of ATVing, Owyhee County has an extensive trail system with hundreds of miles of public trails. It is also home to the Snake River Birds of Prey National Conservation Area.
