The property is located on Clearview in the southern portion of Squaw Valley. Clearview is paved but pretty rough in sections. The subject property sits near the top of the hill and backs up to a large ranch property. While it doesn't have a lot of usable land, there is plenty for a home, outbuildings, and gardens plus plenty of ground for grazing animals. Most of the expensive development work has been completed. Electricity is on site and the well and pump are in. A large pad for a home has been constructed. In fact, this property has everything you need except a septic system and there is plenty of room for that. The terrain and location of the land has terrific natural privacy and seclusion from the neighbors. And, it has a great natural rugged beauty to it.

How about the negatives? The biggest is probably the road. It is paved but in rough condition. Location is about 6 miles south of the highway, so commute time to town is a bit longer but the roads are good. The owners are working to clean up the miscellaneous debris. They have used the property for chickens, ducks, pigs, and other animals, so some cleanup is needed.

Again, this isn't a fancy property but it is very functional and most of the hard work has been done. With power and well already in, it is certainly a lower cost alternative for someone on a budget. AND, the seller is willing to carry paper for a qualified buyer. You won't find a better value for the price anywhere on the mountain.
