Location: Located on CR 219 about 14 miles North of Aspermont, 75 miles North of Abilene, 117 miles SE of Lubbock, or 200 miles Northwest of Ft. Worth.
Acreage: 1321.83+/- acres mostly in Mesquite and Cedar pasture. There are also lots of Hackberry and Willows throughout the draws. Browse plants here include Sumac, Algertia, Elbow Bush, and Ephedra just to name a few. Owners have cleared a large food plot on the South end of the ranch to draw in and hold game. Haygrazer is planted in warmer months and wheat is planted for winter.
Improvements: ...
Improvements: The ranch is fenced, with some fence being new. Fences are five strand barbed wire on metal and wood posts and in excellent condition.
Utilities: Electricity is available to the ranch along the county road.
Topography: The ranch is extremely diverse. Topography ranges from level to rolling on the South end to rocky bluffs and draws on the North end. There is an area not far off the county road that has been cleared and would make a terrific homesite.
Water: There are two large earthen stock tanks and one smaller tank. The north tank is said to be 30-35 deep when full and encompasses an area of about 2.5 acres. The South stock tank has several sloughs that feed into it, making great waterfowl habitat. This tank encompasses about 3.5 acres when full. Weddington Creek also starts on the very north end of this ranch. Weddington Creek is spring fed and will hold water most of the year. Several of the draws also have small springs and will hold water in pockets during much of the year.
Hunting: This area is well known for all around hunting. Wildlife in the area includes Whitetail Deer, Rio Grande Turkey, Bobwhite Quail (some Blue Quail), Mourning and White-wing Dove, Feral Hogs, and several different types of predators. The bonus here is that free range exotics are seen on this ranch quite often. Elk, Red Stag, and Auodad have been spotted on this ranch, as well as throughout the area.
Minerals: Seller will convey any/all owned minerals with the sale. Seller is unaware of what percentage is owned.
