General Description:

The home is located on 140 acres of rolling terrain, native pines, managed hay meadows, and two ponds.

A 20-acre lake was constructed during 2008 with an average depth of 20 feet and engineered dam with a base width of 200 feet. The construction was reviewed and approved by the Oklahoma Water Resource Board (OWRB).

All utilities have been installed underground along with power laid out for a future potential development.

A custom designed ornamental gate was installed with dual "Eagle Access Control System" motors. Native stone was utilized for all gate posts to set off the entrance.

A concrete driveway of approximately 3/4 of a mile 18' wide and 6" thick that boasts a rating of 3,000 PSI.

The home is approximately 3,591 square feet, designed with a green roof system and shear walls providing the ability for an uninterrupted view of the lake. In addition, there is a separate guest house consisting of approximately 666 square feet and 800 additional square feet of climate controlled storage space. Both structures have been designed within the recommended guidelines for earthquakes and high winds.

The windows and glass doors are all LoW-E366 with Argon providing excellent insulation against UV and heat transfer. All windows and doors have select grade alder wood trim.

The house has a radiant heated floor system for the three bedrooms, living room, and kitchen. Each zone in the house can all be controlled independently.

During construction, the slab was poured with recessed areas in all bathrooms and bedrooms which received tile and wood floor covering. This technique eliminated any trim or elevation changes at the threshold of each doorway.

Reclaimed old growth Hickory and Oak have been installed at the entry and living room wall. Select grade alder was once again used for the three-bedroom floors.

The walls in both structures received spray foam insulation and a high-density polystyrene foam sheeting for both roof systems.

The custom designed kitchen received Italian made Valcucine fixtures. Appliances consist of Liebherr, Viking, and Miele.

Rheem tankless gas hot water heaters are utilized for both structures.

The HVAC system includes three independently controlled zones for the main house; supplied by two 5 ton and one 3 ton Carrier units.

The master closet was designed as a safe room with 12" thick concrete walls, 8" thick concrete roof, and triple deadbolt steel door.

The entire home is controlled by a Crestron Automation system. This system provides the ability to control daily operated electrical devices. The entertainment center, interior/exterior lighting, HVAC, and radiant floor heat are all controlled with either a single handheld remote or wall mounted color touch screen.

The exterior of the home consists of both stucco and native dry stacked stone.
