Approximately 7 miles northwest of Uvalde, this ranch lies in the highly sought after transition zone between South Texas and the Hill Country. Almost 4 miles of Cook Slough meanders through the interior of the property, lined with large stands of oak trees, lush bottoms, and intermittent watering holes. The remainder of the property is covered with an excellent variety of brush species and a thick grass cover, making it prime habitat for all wildlife.
All-Weather access and over 25 miles of interior roads make it easy to get to any part of the ranch. The entire perimeter is high fenced, and the combination of 4 water wells (2 electric, 2 solar), over 2 miles of water lines, and several surface tanks yield 9 permanent watering stations. Selective clearing around the two larger tanks and in areas along the creek bottoms has left beautiful pasture with bull mesquites and native grasse...

Selective clearing around the two larger tanks and in areas along the creek bottoms has left beautiful pasture with bull mesquites and native grasses.
There are large numbers of turkey which roost along the creek, and seasonal dove (both mourning and white-winged) flock to the area given the ample water and farmland in the surrounding area. Quail have also made a tremendous comeback with the help of the improved habitat. The white-tailed deer herd has also been a big point of focus. The native herd has been heavily culled over the past few seasons, doe from a well established trophy ranch were TTT transferred to the ranch, and a DMP program has been put in place. The base for a top-notch deer herd has been established, and the specifics on the source and pictures of these deer can be provided. A Wildlife Management Plan has been put in effect making it MLD ready should an owner choose to enter into the program.
A thorough infrastructure and modest improvements put this ranch in a unique and sought after tier of properties. There are 6 blinds and 8 feeders that will convey, and a modern cabin with a kitchen, living, and bunkroom make it move-in ready from day one. The town of Uvalde with its 5256' runway and full assortment of grocery, farm supply stores, and other shopping is only 10 minutes away.
There are no leases or mineral activity of any kind in the area. Some minerals are owned and may be conveyed with the sale.
This ranch is being co-brokered by Mark Hubbard Ranch Properties and Foster Farm and Ranch. For more information or to schedule a showing contact Jared Capt at 830-275-7419.
