Location: This property is located approximately 9.25 miles northeast of the town Monticello, AR and approximately 5.6 miles southwest of the community of Florence, AR. The property is described as the SW of the SE, NE of the SE, and all of the SE of the SE except 2 acres lying south of the Monticello and Nopoleon Public Road (Florence Road) all in Section 27, Township 11 South, Range 6 West containing in all 118 acres, more or less, located in Drew County, Arkansas.

Property Description: This property has several attributes that could possibly contribute to higher and better use, such as for rural home sites with acreage. The property has approximately mile of paved road frontage on Jose Chapel Road and Florence Road and also has approximately mile of gravel road frontage on Drew County Road 118. Power and water are available at the property. The property is located .3 miles due south of Upper Cut-Off Creek but according to FEMA Flood Insurance Rate Map this property is not in the 100 year flood plain of Upper Cutoff Creek.
The timber on the property was selectively harvested around 2004 and consists of approximately 118 acres of mature pine and hardwood sawtimber with an understory of pulpwood size pine and hardwood reproduction. According to the NRCS Soil Survey the predominant soils on this property are somewhat poorly drained to poorly drained silt loam soils. All but approximately 8 acres are suitable for pine management which exhibit an average native site index for loblolly pine of 81 feet (Base Age 50).
The stand diversity on this property and its proximity to Upper Cut-Off Creek make for excellent hunting opportunities.
