DESCRIPTION:
One section of native grassland. It has older but still functional fences on all four (4) sides. There are 2 windmills and 1 well with an electric submergible water well that supply livestock drinking water. Wolf Creek runs from west to east through the middle of the property. This is a dry creek unless there is a good rain. The grass does not appear to be overgrazed and has an excellent turf. There is a wide variety of soil types and slopes located on the subject property. All of these soils appear to be well suited for grass production. There is an all weather caliche road along the east boundary.

One house in good condition with small basement, 40x60 barn with concrete floor, set of working pens with loading chute and hydrolic squeeze chute. 2 working windmills, 1 submersible pump, 1 domestic well.

The property is located approximately 6 miles south of Perryton, Texas, on Highway 70 and 2 miles west on Farm Road 3045 and 1mile south on Co Rd 13 to the northeast corner.
