WATER: If you are looking for a place with lots of water then this is it. The scenic Petit Jean River enters the property near the southeast corner traversing it in a NW direction. It has a beautiful swimming hole with a bluff (The Bluff Hole) and a nice camping area. The Little Petit Jean enters the property from the east and traverses it in a westerly direction. It has a small rock waterfall that is very secluded for your own private place of solitude. The two rivers join (junction) on the west side of the property prior to exiting. That is where the name Petit Jean Junction comes from. There are several other seasonal and wet-weather creeks crossing the ranch and emptying into both of the main rivers. RECREATION, HUNTING & AG: This property is located in the Ouachita Mountains and borders the Ouachita National Forest for one-half mile on the south side. The terrain consists of everything from fertile river bottom land to rocky hills. It is mostly wooded, but has several open areas that are surrounded by the woods. About 40 acres are currently used to produce Bermuda & native grass hay. The other pasture areas have very good native grass turf that would be great for cattle grazing. As would be expected, the forested areas don't produce a lot of grass, but provide some fun areas to hike or drive ATVs. The varied terrain also provides great habitat for the Whitetail Deer, Turkey, Quail and occasional Black Bear that call this area home. Also, enjoy fishing from the rivers & pond. To add to the hunting & recreational enjoyment, the Ouachita National Forest offers thousands of acres for public use!
HOME: The farm house was originally constructed around 1932. It has been re-furbished and remodeled within the past few years (2004 & 2012) and provides a very comfortable place to reside permanently, or as a nice retreat. It has been modernized with insulation, storm windows, vinyl siding, completely electric re-wired & central heating and cooling. The home has a large kitchen with dining area, living room, big utility/laundry room, one bathroom with a shower, bedroom and a formal dining room that is currently being used as a second bedroom. There is a large sun room with screen-covered windows on 3 sides. These windows are covered with plexiglass that can be removed. In 2015, double patio doors were added at the kitchen and open onto a covered wooden deck (built in 2015) and is a great place to have your morning coffee and enjoy the sunrise. The house comes with a propane gas range, refrigerator, 2 propane room heaters, washer & dryer.
OUTBUILDINGS: A large metal barn with concrete floor serves as a workshop and storage for outdoor tools, mowers, small tractor, ATVs, etc. There is also a covered parking shed. The 2016 model 20' shipping container is available to purchase or I can remove it.
