Location: The property is located on County Road 337 approximately 25-30 minutes south of Colorado City, Texas. It is located 3.5 to 4 hours from the Dallas/ Fort Worth area, 1 hour 45 minutes from Lubbock, Texas and just over 1 hour from the Midland-Odessa area. Location is remote with excellent access via an all-weather county road.

Directions: From Colorado City, go south on Highway 208 for approximately 13 miles to County Road 337. Turn right (or west) on County Road 337 and travel 6.7 miles to the entrance. The main gate will be located at the 90 degree turn in the road on your right approximately .7 miles after crossing a bridge over the Colorado River. There are two access gates to the ranch, with the second being further down County Road 337.

Barn with Living Quarters: The entire building on concrete slab is approximately 3312 square feet. There is a newly constructed 1188 square foot barndominium style home within this structure. It features two (2) bedrooms and one (1) full bathroom and one (1) half bath, living room, kitchen and has a covered front porch with views of rock outcroppings across the Colorado. The house comes furnished and sleeps 7 to 8 people comfortably with two (2) bunkbeds in one room and one (1) queen size bed and additional bunkbed in the other. The house is equipped with central heat and air and a woodburning stand-alone fireplace for additional heat. There is a covered parking area between the living quarters and the dog kennels/ horse stalls.

Dog Kennels/ Horse Stalls/ Storage: There are two (2) horse stalls, four (4) dog kennels, and a 12 x 12 foot storage room next to the covered parking area within the same structure as the living quarters.

Equipment Barn/ Shop: This steel framed metal building is approximately 75 x 40 feet and is located in the same fenced-in area the barndominium is. One portion of the building has a gravel/ dirt floor used for storing equipment with open bays. This area is approx. 50 x 40 feet. The remaining portion of the building is 25 x 40 feet and fully enclosed with a metal roll up door on a concrete slab. Additionally, there are two (2) round horse pens and a 20-foot-long sea container for extra storage. The home area perimeter has a 5-strand barb wire fence to keep cattle out. Farm Equipment: New Holland Tractor with 32LC Loader including the following implements/ equipment: Brush hog, Kasco Eco Drill, Hay spike, 8-foot off set plow, bucket, a Big Tex 24-foot flatbed trailer with a 1200-gallon fresh water hauling tank attached. A Magnum 21-foot trailer, and Porter Cable 150 psi air pump.

Other Improvements: There are 5 deer blinds and 5 feeders set up and included in the sale. There are several different types of blinds, but all are well built. Corn feeders have SpinCast motors on them and are ready to go. There are two cleared areas perfect for wildlife food plots. This could easily be accomplished with the equipment being included.

Terrain: Excellent diversity and topography with four distinct ecological areas across the property. The east side of the ranch features 230+/- acres of sand shinnery and bluestem pastureland on a large flat mesa. There are large rock outcroppings with some cedar country on the hillside just west of the shinnery flat. In the central part of the ranch is the LIVE water Colorado River traversing the ranch from north to south. This river meanders through the heart of the ranch with long stretches of river perfect for kayaking. The riparian area along the river is lined with several native trees including bull mesquite, hackberry and chinaberry trees. The river features beautiful rock outcroppings and bluffs on either side of the river. Pastureland to the west is primarily mesquite and prickly pear with a variety of browse species. This land is level with two wildlife food plots. Wildlife habitat is exceptional and quite diverse.

Vegetation: Tree cover consists mainly of mature mesquite, cedar, sand shinnery oak, hackberry, chinaberry and a mix of other trees commonly found in this area. Forbs, browse and cactus species include prickly pear, narrow leaf yucca, lote bush, ephedra, agarita, northern bayberry, common sage, catclaw, and more. The diversity of the plant communities provides premier wildlife habitat. Native grasses include good stands of bluestem, switchgrass, Texas winter grass, dropseed, Indiangrass, and a variety of other native grasses. There haven't been any cattle on the ranch for some time so grasses are abundant.

Water: There is just over one (1) mile of the Colorado River on this ranch. The Colorado provides a constant flow of water through the interior of the property with a small concrete crossing. The river can be explored in a canoe or kayak year-round with lots of paddling opportunities. There is one (1) earthen stock tank located on the property providing water for wildlife and potentially cattle. There is one (1) water well and a water catch system with an underground holding tank in place to provide water for the home and yard.

Wildlife: Whitetail deer, turkey, aoudad, quail, hogs, dove, ducks, and a variety of other native wildlife species are plentiful and provide great hunting and viewing opportunities. This property also provides excellent hunting for varmints of all kinds. Ducks such as wood ducks can be found on the river and there are gar and other fish in the river creating more recreational opportunities. If you are passionate about quail hunting then this ranch is for you. It is a phenomenal quail ranch when populations are abundant. The quail habitat is some of the best we have ever seen.

Fencing: Fencing is in good to excellent condition. The south and east fence lines of the ranch are high-fenced, but the remainder of the property is low-fenced. Most of the fences are new with one cross fence and another fence around the ranch improvements/ headquarters area.

Internal Roads & Access: There is a good system of roads providing access throughout the property. From the main entrance gate back to the home location is an all-weather road allowing access to the house compound in all weather conditions.

Water Well, Rain Catchment & Water Hauling: The water well is primarily used for watering the yard. There is not an R.O. system in place to filter this well water for home use. The rain water catchment system collects rain water from the barn roof and moves it into a 3500 gallon underground storage container. The water is then pumped into a 2500 gallon holding tank sitting 4' off the ground on a rock lined platform. The rain water catchment system and pump are used to provide water to the house and utility room for daily use. Fresh water can also be hauled to the home location if needed on the Big Tex trailer with 1200-gallon water holding tank. There is also a 10,000 gallon holding tank not currently in use that will convey. The multiple water options are unique to have in this area which receives an average of 21.3" of annual rainfall.

Electricity: TXU provides electricity to the house and barn. There are no large transmission lines or wind turbines in this area.

Minerals: No minerals are owned and there is no active oil & gas production.

School District: Colorado ISD
