Located just over 1 mile south of the town of Emery on Coal Mine Road (paved County Rd 906). The 244 deeded acre Ranch Headquarters is mostly productive farmland with shares to irrigate 160 acres from the Muddy Creek Irrigation Company through its pressurized system. Improvements on the Ranch Headquarters site includes fencing and some older livestock corrals. Includes both summer and winter grazing permits on a combination of USFS, BLM, and State lands with a total of 5,986 AUMs, that would support 600 cattle for about 10 months of the year. The additional two months of grazing (or 1,200 AUMs) to make this a true self-supporting year-round operation could be achieved by feeding cattle on the Ranch Headquarters with ranch grown alfalfa from the 160 irrigated acres.
