This a very nice property with screening trees and a neat seasonal creek along most of the frontage. This is a corner lot with frontage on Pebble and Ripple Lanes. There is easy access on to the property from the Ripple frontage and the lot slopes lightly up from the road. The interior of the property is open and very usable with plenty of room for a homesite, accessory buildings, and other types of farm or animal uses. The property is zoned AE for agriculture and power is at the property line. The seasonal stream along the frontage is heavily treed with some nice rock formations that provide the interior of the property with excellent seclusion from roadside traffic. The interior enjoys nice local views of the surrounding mountains and has a nice dispersion of mature oaks with plenty of gentle open areas. The Country Store is located less than a mile away and provides a nice local market for necessities. There is also direct access to the town of Orange Cove (about 9 miles) on Sand Creek Road.

How about any negatives? Ripple is paved but is a bit rough in sections. Hwy 180 is about 7 miles so the commute to Fresno is a bit longer but the roads are good. The seller is an estate with multiple heirs, so seller financing is not an option.

This really is a nice property. It doesn't look like much from the road, but when you walk into the interior of the property, you will discover that it has some great usable land and a very serene feel to it. We recommend that you enter from the Ripple side of the property and wear boots or hiking shoes when you walk it.
