The River Butte Ranch, is located northeast of the intersection of Highway 299 and Glenburn Road, immediately east of the Fall River, Fall River Mills, Shasta County, California. The property is less than two miles northwest of the community of Fall River Mills. The 665.29-acre tract contains between 1.25 and 1.50 miles of Fall River corridor. Agricultural operations include the production of wildlife friendly wild rice and irrigated cropland. There are modest building improvements yet; extensive irrigation and operating improvements. The property consists of 156.6 acres of wild rice, 189.2 acres of alfalfa hay, 99.9 acres of Timothy hay, and 78.0 acres of alfalfa-grass hay.

The general area surrounding the property has abundant recreational opportunities. The area is on the course of the Pacific Flyway. The property is northeast of the Sacramento Valley, a large wintering area for 2,500,000 ducks and geese. The property lies south of the Tule Lake and Lower Klamath National Wildlife Refuges, another important stop for waterfowl. Opportunities for hunting are provided by commercial hunting clubs and by the National Wildlife Refuges found in those areas. There is also an abundant pheasant population, and hunting is available in commercial clubs and cooperative hunting areas. In addition, the area boasts quail, dove, grouse, pigeons and turkeys.
Deer hunting is readily available in the Coastal Range Mountains and in the Sierra Nevada Mountains. The Intermountain Area boasts an abundant deer population. Mule and Blacktail deer range through the valley and surrounding foothills and mountains.
The waterways of the Intermountain Area offer many fishing opportunities. A variety of fish are available from the deep cold lakes for bass and trout or the warmer waters for catfish and crappie. Fall River, Pit River and Hat Creek are clear, spring fed waters and are known for their trout fishing. Lake Britton is also located west of the property and offers numerous recreational opportunities, ranging from camping to warm-water fishing.
The Fall River is the largest of Californias spring creeks fed by crystal-clear cold water from the snow and glaciers of Mt. Shasta. It is home to sizable wild brown and rainbow trout. The Fall River is approximately a 15-mile-long tributary of the Pit River in northern California. It has been designated as a Heritage and Wild Trout Stream. The river starts at Thousand Springs near Dana, California. Access to the river is limited as much of the property the river flows through is privately owned, making public access along the river difficult, creating exclusivity and privacy to be reckoned with. On average, the water is over six feet deep, making it impossible to wade in. The water temperature remains cool throughout the year.
There are abundant camping facilities located in the nearby Shasta and Lassen National Forests. McArthur-Burney Falls Memorial State Park is located near the subject property. The park contains numerous recreational opportunities, such as hiking, camping, fishing, and boating on Lake Britton. The Pacific Crest Trail, a backpacking trail from Mexico to Canada, is also located near the property.
There is a championship eighteen-hole golf course located in nearby Fall River Mills. Winter sports such as downhill and cross-country skiing, snowboarding, snowmobiling, sledding, and ice fishing are all found in close proximity.
