Water: The property sits on both sides of the North Llano River. There is +/- 500 FT of river bank on the north side of the river and +/- 1700ft of river bank on the south side of the river. This is one of the deeper holes of water on the North Llano in this area and offers a great place to swim, float, or do some fantastic fishing. There are two water wells on the ranch, one is near the cabin and one is in the north pasture. Both wells have electric submersible pumps.

Wildlife: The highlight of the Roosevelt River Ranch is the abundance of free roaming wildlife. Axis deer, whitetail deer, rio grande turkey, hogs and the occasional sika deer or mouflon sheep provide some of the best year around hunting opportunities in the hill country. The ranch currently has 5 hunting blinds and 5 deer feeders that run year around.

Improvements: The fully furnished cabin near the river is a comfortable 2BR/2BTH, with large screeded in porches on both sides. The current set-up has five beds inside with plenty more sleeping space on the screened in porch. A walk-in cooler, storage room and fire pit area offers a turn-key set-up for a great stay on the river.
