The land has a beautiful roll sloping down toward the river. There are several large groups of hard woods in the lowest pasture near the river. There is great surface water on this ranch, including a total of 3 stock tanks or ponds, as well as great frontage on the Red River. There are several water wells in the immediate area, however at this time there is not a well on this property.

Elevation ranges on this property from approximately 904 +/- feet above sea level on the western border of the property to approximately 805 +/- feet above sea level along the banks of the Red River.

This ranch features an abundance of wildlife including whitetail deer, ducks, turkey, and hogs. Lots of great fishing opportunities along the banks of the Red River.
