Services to Property: Rural electricity service runs along the North side of the property, school bus route, rural mail route and LP gas delivery. Note: There is an old home site located on the north side of the property with a water well. Nothing is known about the water well other than a family lived there for many years. Farms and ranches in this area all have drilled water wells for their domestic water supply.
Property Access: A gravel county maintained road fronts both the North and West sides of the property.
Property Fencing: The property is used by the current owners for a cow calf ranching operation. There is barb wire fencing around the perimeter of the 240 acre tract. Additionally, the ranch is cross fenced into 3 separate paddocks each paddock being approximately 80 acres in size. The cross fencing allows for rotational grazing and baling of some hay for the winter months.
