I should probably just let the video and pictures do the talking because there is no chance I can describe how immaculate this property is! This is a rare opportunity to own a property like this in Otter Tail County. Located on Jolly Ann Lake between Dalton and Ashby, the land consists of several different habitat types, including mature oak woods, planted pine, aspen, native grasses, low ground brush, willows, and over 1,500 feet of lakeshore! You can build your dream home or weekend getaway cabin in several spots. If you enjoy fishing, you are lucky as Jolly Ann is a very respectable fishing lake. The lake has very little development, providing relatively little recreation pressure. If you like to hunt, look out because it is loaded with deer and pheasant. The morning I was taking pictures, I lost count of how many pheasants we could hear and how many the dog flushed. The deer sign is prevalent, and the current owner reports good deer hunting. As we walked the property, we could hear a turkey gobbling, and we saw several ducks overhead. Although waterfowl hunting is not nearly as good as it used to be, there is no question you can still enjoy a few good hunts throughout the fall. That said, the only true representation of this property is putting boots on the ground and experiencing it for yourself. Book a showing before this rare opportunity is gone!
