The 251 Ranch *Just Reduced for 2017*
A great ranch with 251 acres located on FM 1323 between WIllow City and HWY 16, approximately 15 miles North of Fredericksburg. When you pull up to the ranch you will notice the entire road frontage has been fenced with an 8' tight lock game proof fence. As you pass through the beautiful custom gate, the road winds through the 2 front fields. These fields are currently being used as grazing pastures with cattle doing very well on the Dahl, Bluestem and Texas native grasses. However, these fields would be great for many other agricultural endeavors as well. If your looking to plant vegetables, grain or even a vineyard, this strong country is up to the task. In addition there is a stock tank located in the west field, as well as 1 of the 4 water wells.

As you wind through the fields you will start to notice many large trees and underbrush. This provides cover and food for native wildlife, and even a few Axis Deer that have started running wild in the region. More often than not, as you approach this part of the ranch some kind of wildlife will be making a break for the tree cover. This tree cover is a thick band that runs through the middle of the property and can be seen on the attached satellite view.
As you reach the headquarters, an early 1900's farm house greets you. Nestled between some beautiful mature oak trees and in the shadow of an old windmill, it is a reminder of the amazing people who settled and worked this area. Inside the 2 bedroom 1 bath home you will find vaulted beaded ceilings, large wood framed windows, and a canning/processing room right off the kitchen. The exterior of the house has a 2 slot carport, a metal roof, and siding that was updated during the 1970's.
If your idea of Hill Country living is a little more modern or you would like to build your own dream home, just south of the farmhouse is an area the has the brush cleared away and offers amazing southwest views. Getting electric and water to this location is no problem.
The headquarters area has 2 water wells, both of which are strong producers. The newest well, drilled by L&L Drilling out of Hye TX, is 75 GPM and was put in operation to tap into water with a lower mineral content. Water troughs are filled with piped well water at various locations throughout the ranch. There are a total of 4 water wells. Water volume on this property is very strong.
Rounding out the headquarters area, is a nice barn complete with and equipment room and some livestock pens. Backing up to the barn is a small fenced field for supplemental feed for deer and cattle. East of the barn and pens is another stock tank. Both of the stock tanks on this ranch do a great job holding water, and they are approx. 2 years old.
Driving North, you get into the heart of the tree cover. Different types of Oak trees and underbrush are only broken up by the paths the wildlife use, and the improved ranch road. Lots of Tasajillo and persimmon provide food for all of the wildlife. This ranch has all the food, water and shelter that our native wildlife needs to sustain itself.
A break in the clearing opens up to a some more barns and large oak trees. This is where the cattle currently get worked/fed. It is complete with electricity, hay barn, a feed barn, and another water well. Below these barns is 2 more very large pastures with new and/or repaired cross fencing.
In conclusion, this property has all the aspects that make a great Hill Country ranch. Great views, varied topography, good tree cover, paved FM 1323 access and all in a very sought after location. This ranch has a good water system ranging from earthen stock tanks to water troughs supplied by piped well water. This is a heavily traveled route during the Hill Country wild flower season. This is a great location for a vineyard, orchard, game ranch, the possibilities are endless. Now all you have to do is let us show you the ranch!
