HISTORY AND DESCRIPTION:
Maxwell Ranch, located outside of Lometa, Texas is a picturesque Hill Country offering with incredible views, numerous hardwoods, impressive topography, and plentiful wildlife, located just 80 miles from Austin. The ranch is part of the historic Gist legacy, a family steeped in Texas ranching history and is now being offered for sale. This is one of the most well-rounded properties in the area, with productive soils, high ground, bottom land, plentiful groundwater and more. The views are breathtaking from hills at the back of the property, and elevations rise from front to back, providing both views overlooking the ranch, as well as long views off the North side of the Hills as well.

Water on the Maxwell Ranch is plentiful and includes a recently constructed pond that is over 2 acres, two stock tanks, and two functioning water wells- one being close to 40 GPM. There is also a Corix waterline located on the FM 581 frontage that could be accessed as well.
WILDLIFE:
Wildlife is abundant, including whitetail, turkey, hogs, dove, waterfowl, and quail. It is common to see several deer driving the property and the ranch has not been hunted in several years.
IMPROVEMENTS:
Improvements include a Large Barn on the front of the property (approximately 60 x 65 ft.) with power and a water well nearby. An extremely well-built caliche-based road runs approximately 1.5 miles from the road frontage to a new nearly finished Two-Story Barndominium that doubles as an airplane hangar. The structure is approximately 80x120 including a 20ft porch on the west end. There is approximately 30 x 80 ft. of living space built into the existing floor plan. Electricity has already been run to this site and plumbing as well as a septic system are already installed. The structure is nearing completion.
HABITAT AND TERRAIN:
The Maxwell is one of the most diverse ranches in the area with varied topography including a sizable hill on the Western portion of the property as well as a large ridge/hilltop on the back of the property. Views in several areas are breathtaking and the diversity of habitat is truly incredible, with big topographical features, hardwood bottoms, rolling pastures, and beautiful Burr Oak, Live Oak, Spanish Oak, Elm tree and more. A significant portion of the property has been improved and cleared of cedar and other brush, grass is prolific and soils are strong.
