LAND FEATURES: Currently being utilized as a cattle operation and hunting lease, the ranch features include perimeter fencing and cross fencing with multiple gates for access from LCR 633. There are also multiple pasture areas that are open and wooded, providing shelter for livestock and wildlife. Approximately 14 acres of Bermuda coastal on the northeastern border of the property. Gently rolling hills throughout with elevation variations of approximately 20 to 30 feet. There are a number of trails through the property providing for navigation to the pasture and hunting areas.

SOIL: The soil consists of various clays and loams with the majority consisting of Crocket Loam, Whitesboro loam, Normangee clay loam, and Heiden clay. The soils can be used for cultivating crops, pasture, range, woodland, and wildlife.

HYDROLOGY: The ranch has abundant surface water with approximately 7 tanks scattered throughout the property as well as portions of Cedar Creek near the Eastern border and Rocky Creek near the Western border. The creek areas are heavily wooded and there are numerous wet weather draws.

WILDLIFE/HUNTING: Twin Creeks Ranch abundant water and shelter for native wildlife to include deer, dove, duck, and varmints.
