This one is no question a "boots on the ground" property to really get a good feel for how good it is. I love it when I roll up to a property and I get greeted by the welcoming committee aka a doe and fawn. I love it, even more, when I am walking the property and it just keeps getting better and better and this property did just that! For starters the elevation change and transitional habitat had me fired up. Solid deer sign, mature oaks, rolling hills, underbrush, old roadbed, cover, water, you name it this property has it. As I work my way back to the NW corner I am standing on the hilltop overlooking the approximate 4-acre pond and I quickly realize this pond is not your ordinary pond. It looks deep and clean! So I work my way down to the water's edge and it is just that, deep looking and super clean with a hard bottom. I notice some minnows and then I notice a sunfish and then another sunfish. So not only does this property have an excellent game habitat, is in a great location, is very buildable but also has a pond that has the potential to sustain fish! This one is a winner, check it out before it's gone.
