This incredibly diverse property offers tremendous opportunities for the avid sportsman. Located between Warrensburg and Concordia on paved E Highway, it is truly a recreational mecca! The property is bordered by over a mile of the Blackwater River, and holds massive quantities of waterfowl and other wildlife. 195 of the 238 acres are enrolled in a 30 year WRP contract which will expire in 2029. WRP information is available upon request. There are two water control structures regulating two pools, totaling 44.2 acres. The structures have sustained beaver damage, and the sellers are working with the NRCS on funding for repairs. The waterfowl hunting is second-to-none, and the sellers have also enjoyed outstanding deer and turkey hunting for many years.

As you pull off of E Highway onto the west end of the property, the trail leads down into the bottom land. It branches off into a small clearing, traditionally planted in a food plot along the big mature river bottom timber, and continues around the large pool following the river. The timber in this bottom, consisting of cottonwoods, sycamores, walnuts, oaks, and many others, is remarkable in size. The trail wraps around the large pool and comes back on the levee road that separates the north and south pools with timber in between. This area has been known for the big whitetails that have been taken and the property provides a great foundation to produce world-class deer.
The portion of the property outside the WRP easement offers terrific build sites at elevated locations near the highway. A FEMA 100 year flood plain map is available upon request. The two fields outside of the WRP are currently fallow, but could be put into row crop production. This property is conveniently accessed by blacktop from Warrensburg, Knob Noster, Concordia, Kansas City, and St. Louis. It offers a desired opportunity in the WRP program without being in a perpetual contract. To put back into WRP after expiration, if eligible, will provide an excellent return on investment. Just five miles to the east is the Ralph and Martha Perry Memorial State Wildlife area, as well as the Leesville State Wildlife Management Area.
