White Oak Timber Investment Tract

Nice all-wooded property with marketable timber. This tract is located just north of Morgantown in turkey and deer-rich Butler County. The majority of the timber is white oak, followed by yellow poplar, red oak, and hickory. This tract is accessed by a solid but short 18' easement from Dexterville Oak Ridge Road to the tract.

I have included a summary of the timber and my estimate of its marketable value. Lots of opportunity to sell some timber and then create some food plots to improve hunting opportunities. Lastly, there is a small hunting cabin that could use some help. It might keep you dry but not comfortable.
