Water use:

Parking and turn arounds:
Sellers had a 34 gooseneck trailer and a 43 motorhome that they kept on the property. They'd utilize the "connector" building between the breezeway barn and the indoor arena as well as the indoor arena for turn around space. Another option they used was driving down to the livestock barn where there's a large parking area suitable for a trailer turn around.
Sellers found the "connector" building to be a great space for a hot walker and shavings storage.
Wind protection:
There's a great hill behind the house that actually provides a nice wind break when storms come up through the valley from the south. The neighbors in the lower lying areas experience a lot more wind than this location on the hill.
There is some marketable timber on the property on the 12 acre parcel and some trees could be thinned around the home which would provide for beautiful valley views. There is also a nature conservation property across Major Lane to the east that will never be built on. It has been told that there are painted deer in the area so maybe you will get a glimpse.
